Preston Guild City

Housing Winckley Square

An opportunity for high quality conversions and new build.

Established in 1801, Winckley Square is one of the finest examples of a Georgian square in the north. Centred around recently restored gardens and boasting impressive Georgian architecture, Winckley is located just 50yards from Preston's main retail district, making it an exclusive residential area within the city centre.

Over time it became Preston's premier legal and professional quarter accommodating many of the city’s professional and financial services and firms whilst also remaining a strong residential community. Considered to have two character areas with the north of the area consisting of historic and modern buildings now fulfilling commercial and retail uses along Fishergate. And the larger southern section which incorporates Winckley Square - a fine example of a Georgian residential development - consisting largely of three storey, red brick townhouses fronting the Square’s garden.

Properties are predominantly used as offices on ground floor levels and further office space or residential apartments on upper floors. There are also examples of recent conversions of properties into residential apartment buildings such as 35 Winckley Square, and the Apartments at Winckley Square. This area also offers a number of higher class restaurants and wine bars.

Attractive architectural properties offer the potential for further investment and a wider range of uses, in particular residential. With priorities in the area including St Joseph’s Orphanage - a significant complex of Grade II Listed buildings in the heart of the city centre and 28 Winckley Square.

The area has the potential to act as a catalyst to a new wave of City Living which will support Preston to provide a better range of residential units both new and modern. Scope exists for quality conversions from office to residential.
